The cabinet sits in a closet against an exterior wall and both the combustion vent and the air conditioner's heat rejection pass through a louvered opening in that wall.

Picture a tall metal cabinet, roughly the footprint of a refrigerator, standing in a mechanical closet on an outside wall. Inside that one cabinet are all of the parts a house would normally split between a basement furnace and a condenser in the yard: the heating section (a gas furnace in a gas/electric model, or a heat pump coil and electric heat strips in an all-electric model), the evaporator coil that cools the air, the compressor and condenser coil that dump heat outdoors, and the blower that pushes conditioned air into the unit's ductwork.
The exterior wall does the work that a roof or a patio slab would do for a conventional system. A wall sleeve with a louvered grille lets the condenser pull in outdoor air and push heat back out. On gas models, combustion air comes in and exhaust goes out through that same wall assembly, so there is no chimney and no rooftop flue to share with neighbors.
Buildings use MagicPak units because every apartment or condo gets its own independent system. Each owner or tenant controls their own thermostat, pays their own gas and electric bill, and can repair or replace their equipment without touching anyone else's. For a developer or an association, that means no central plant, no rooftop condenser farm, and no refrigerant piping snaking through walls and ceilings.
MagicPak systems are common in mid-rise and garden-style condo buildings, apartment communities, senior-living residences, and townhome developments across Chicago and the Northwest suburbs. If your unit has a closet on an outside wall with a metal cabinet inside and a large louvered grille on the exterior directly behind it, you very likely have a MagicPak or a similar all-in-one unit. The same design shows up in buildings from the 1970s through new construction, because the through-the-wall approach solves the same problem regardless of the building's age.
Because so many of these units are concentrated in multi-family buildings, they tend to reach the end of their life in waves: a building that went up in one year often needs replacements across many units within a few years of each other. When a MagicPak reaches the end of its life, the replacement is almost always another MagicPak. The two main configurations are:
A replacement job starts with measuring. The new cabinet has to fit the closet and line up with the existing wall sleeve, and the cooling capacity has to match the square footage and exposure of the unit. In most cases the existing sleeve and louver are reused, the old cabinet is disconnected and removed, and the new unit is set, connected to the gas, electric, condensate drain, and supply duct, then tested. Current code may call for updates to the gas connection, the electrical disconnect, or the condensate handling, and those get folded into the job.
Repair still makes sense when the unit is under about ten years old and the failure is a single part: a capacitor, a blower motor, an igniter, a control board. Replacement usually wins once the unit is past 12 to 15 years, the compressor fails, or the system uses a refrigerant that is being phased out and getting expensive to recharge. A ductless mini-split is the system most people ask about as an alternative. The two are built on different ideas:
The MagicPak wins when you already have the wall sleeve and the ductwork, when your condo association does not permit outdoor equipment on balconies or exterior walls, and when you want one thermostat covering several rooms. It is also the lower-disruption choice, because the swap happens inside the existing closet.
A mini-split wins in a building that allows an outdoor unit and a line-set penetration, in a unit with no ductwork at all, or when you want room-by-room temperature control. Daikin ductless mini-splits are what we install when that is the right answer.
For most condo and apartment owners, the deciding factors are the association's rules and where an outdoor unit could physically go. If neither allows one, a MagicPak is the practical choice, and we will say so before quoting anything else.
